Letter from Vistas Board President

 As the Vistas Board President, I vow to continue making the tough decisions when required, adhere and enforce the Vistas By-laws and policies which require that I step outside of my immediate circle of neighbors and make decisions based on the greater good of the Vista Community as a whole.  I will not sacrifice the many for the few in my decision making process.  I feel so strongly about my role on the Board that I joined the Community Association Institute (A Community Association Organization), utilizing my own funds to have an additional resource to carry out my fiduciary duties and responsibility as the Vistas Board President.

The Vistas have an annual budget of $240,000 and the Board serves as your governing body and makes all the financial decisions and enforcement of the By-laws which I personally do not take that responsibility lightly.  I want personally to thank all my new fellow Board members; Linda Evans, Vice President; Secelia Joseph, Secretary; Latanya Phipps, Treasurer and Carol Manciel, Director for providing their input in ensuring that the Board carries out its fiduciary duties in a prudent matter in adherence with the By-Laws in making the tough decisions that affect the whole Vistas community.

On another note, I am very excited about the new Vistas Website that has been implemented to increase communication to our Vistas neighbors (which was one of my main vision statements for the Vistas).  I would like personally to thank Carol Manciel, Vistas Board of Directors for her assistance in developing and implementing the Vistas Website. The Website will contain the Vistas Rules and Regulations (that all residents must abide by) the ability to pay your assessments with secure access and the website will highlight new updates that affect the Vistas community to name a few of the features.

Now, I would take this time to highlight some of accomplishments the Vistas Board has completed as of July 2014:

  • Added height to the emergency exit gate for safety and security
  • Had the loose Comcast Cable wire removed and/or buried  
  • Repaired the back fence near Channel Two News
  • Had dead bushes and trees removed and mulch applied to the common areas and distributed the excess mulch to residents who wanted the mulch for the beautification of their own areas 
  • Distributed two surveys, one concerning what is working and not working at the Vistas, and the second survey was to determine if owners wanted to keep or cut down the cattails. (The Board values owners input in the decision making process)
  • Started using ADAC Collection Company to assist with overdue assessments

The Board is also considering the following improvements to our Vistas community neighborhood. We are in the process of researching ideas, costs, etc.  These improvements are in the planning stages only at this point.  No obligations or decisions have been made:

  • The cost of completing repairs on the remaining roofs
  • The cost of repairing the roads and not just road patchwork
  • Putting a cap on the rental population at the Vistas 
  • Amending the Deck By-Laws to increase the size of the decks

In closing, please continue to offer your support and encouragement to your New Vistas Board Members, New Property Management Company, Beverly Powers of KC Properties LLC along with our new vendors as we learn what is needed to make the Vistas, the premier Condo Community in Southfield.
